Selling your property

1. It's time to finish off those jobs

Been threatening to mend that cupboard or fix that towel rail? Well it's time to get to work. You don't want prospective buyers becoming distracted by these small problems.

2. Could your home do with a lick of paint?

When was your home last decorated? Are there any marks on the walls? Many homes could benefit from a lick of paint here and there to make the rooms look brighter and generally more attractive. You'll find that plain colours will help to give the illusion of a larger room.

3. Clean from top to bottom

A clean, uncluttered home will be far more attractive to potential buyers. So, making sure you clean throughout your property from top to bottom could make all the difference.

4. Keep it neat and tidy

Try and keep all rooms uncluttered and as tidy as possible, that way viewers will be able to see the potential of the rooms more clearly. Think about the way your furniture is laid out, sometimes you can create the illusion of a much larger room by simply moving your furniture around. For some households, this may be a great opportunity to get rid of some of that junk that's built up over the years.

5. Lighting

Why leave viewers in the dark about the great features of your home? Change that faulty light bulb and make sure all dark areas are well lit. That way your property will seem much larger and more inviting.

6. The kitchen

Your prospective buyers will be trying to imagine what it would be like to cook in your kitchen, so show off the amount of work surface by keeping it uncluttered and make sure all of your appliances are clean. You may even be able to spruce up your kitchen units with a quick paint job and some new handles.

7. Bathroom

Keep your bathroom aired and clean and make sure any mould is removed. Maybe it could benefit from a lick of paint or some fresh grouting?

8. View from the street

First impressions. The first view a potential buyer will have of your property will usually be from the roadside as they approach. There's no point in doing loads of work inside of your home if the outside turns off buyers. So, clean those windows, fix that fence, paint that front door, move those dead pot plants and straighten that house number.

9. Get green fingers

Whether your garden is overgrown, full of weeds or just needs a quick mow-over, get out there and spend a bit of time tidying it up or giving it a quick makeover. A bright, cared for garden can make your property much more attractive. You could even pop down the garden centre for some colourful flowers.

10. Keep your pets away

You love your pets, but that doesn't mean everyone else will. When you start showing people your home, arrange to keep the pets out of the way, maybe at the home of a friend or relative. That way, buyers won't be distracted and your pets won't bring smells, hairs and dirty paw prints into your freshly spring-cleaned home.
